Rating Details: The property manager was more than helpful. The vacation rental was spotless. I was happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The front yard needs to be trimmed up- too many trees and plants in the yard theres no where to walk or park your bikes. The kitchen needs a few more appliances. We couldnt find any pot holders (we used the kitchen towels), no spatula or griddle. The house was very clean when we arrived. The patio furniture could use a little updating to make it more attractive to sit out and enjoy. The walk to the beach isnt bad but once you get to the beach you have to walk left or right for a good ways bc on both sides is reserved and you cant just set up anywhere even if you get there for sunrise. This was frustrating when you have a party of 15! Pools and pickle ball court is great to have.

Bunk room is awesome!! Great location with short walk to heated pool/tennis and 10 minute walk down tree lined boardwalk with no stairs to beach. Only small downfall is we were verbally told by the management property prior to booking that there was a grill at the property and when we arrived there was not one. When we inquired management said it was removed the week prior at the request of the home owner. Required a little more creativity meal planning but nothing that hindered our trip! Would defiantly come back and stay at Grayt Comfort again! Thank you!

Reviewer Comments: House is a little rough around the edges (carpet in bedrooms downstairs, scuffing on floors) and strangely laid out in that the kitchen is on the second floor. All that said, it was perfect for us. We don’t care about cosmetic stuff and the price was great! Love being in the Preserve too, such an awesome secluded community!

Reviewer Comments: Had some miscommunication at the beginning with early checkin but nothing too major.Could have used a few extra towels for the bathrooms. Washer and Dryer worked great which is greatly needed with a large number of people!!!Beautiful house and neighborhood. Loved the pickle ball courts.Pretty good walk to the beach when toting all your stuff down to the beach. There were several bear in the neighborhood of an early morning so Be Alert and Aware of that. Needed more places in the bathroom to hang towels. The hanging rack in the laundry room was helpful to hang bathing suits on.

HORRIBLE - Don't rent from Benchmark 30A

Rating Details: The property manager was somewhat unhelpful. The vacation rental was clean. I was very unhappy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: I will never rent from a property managed again. I like individual owners.The cook top was broken, the walk to the beach was 20 minutes, you had to cross the red sea/mineral water to get to our chairs, the Million dollar street was filled with port-a-potties and construction. The East gate stayed open so the home was not located in a gated community. The pantry door was hanging off. When you cooked in the oven the smoke detector went off. There is no vent above the stove. I will NEVER rent from a property mgmt company again. The houses are not maintained at all like private residents. It was horrible. I spent so much money on eating out because the cooktop didn't work. I'm very dissatisfied.

The Jill bathtub water didn't drain. Toilet on the 3rd floor kept running. The water faucet in the bathroom by the kitchen was not working properly. All the door locks need to be check and fix. Especially on the 3rd floor, trash was everywhere under the table. On the 3rd floor, furniture was messy. I don't think the cleaning people even been up there at all to check after the guess before us left.

We loved that we were a short distance from the beach and had access to 2 pools. Everything from the condo to the management group was amazing. Everyone was so accommodating and helpful. I would highly recommend this condo and management group. This is not our first time using Benchmark Management and will continue to use them in the future. They make the entire process from start to finish so easy. Thank you for another wonderful stay!

Overall, I recommend this vacation rental. Reviewer Comments: We could not have asked for a better vacation! We have stayed on 30A numerous times and this has been our favorite rental by far. The location is amazing, there is a walk to the beach but it was a very easy walk with no stairs. The kids loved exploring on the shaded boardwalk. The house layout was perfect for our group and the living area on the second floor worked out great. We loved eating dinners on the 3rd floor balcony. The bunk room was absolutely perfect for the kids and all of the beds were very comfortable.The only issues were that the dishwasher went out on our second day but the benchmark team was very responsive and offered other accommodations since it had to be replaced. This did not hinder our trip at all. The only other thing was the living room, like other reviews had said the furniture wasn’t super comfy but we made do and had an amazing trip!

Needs Improvement & Maintenance

The good: very clean, good layout, quiet neighborhood, easy walk to the beach (10 minutes). The bad: dishwasher did not work, icemaker did not work, WiFi was dodgy, none of the bedroom TVs had any access to actual live TV, the bathtub off the children's room was broken (showerhead wouldn't stop running while trying to bathe kids), the furniture in the house (particularly the couches) was pretty cheap (like something you'd put in a dorm room). Overall, the house has potential and the neighborhood is nice, but it needs some work to make it a good rental property.

Overall, I do not recommend this vacation rental. Reviewer Comments: Our stay got off to a rocky start as we didn’t receive a lockbox code via email or app as stated we would. Realiizing this about an hour prior to arrival, I reached out to them but since after hours I spoke with answering service. Multiple calls later, after waiting for several attempted calls to be returned by the on-call rep for Benchmark, we finally received our code to enter. We waited probably 1 1/2 to finally be able to enter, which after a long drive was frustrating.The home is nice, but layout is odd. Master and Kitchen on the second floor is not convenient. Of course, I knew this ahead of time, but actually dealing with it for a week makes you realize the inconvenience. Lugging groceries upstairs & being on a separate (upper) floor from our kids wasn’t ideal.The living area couches aren’t comfortable. They are more like “dorm” furniture, not comfy or plush, not relaxing like you would hope to have onvacation. Bedrooms & baths are nice. Odd cabinet/sink heights in the bathrooms (tall cabinets and vessel bowls), so might need to add some step stools. Master bed mattress was very comfortable. Nice to have iron and ironing board incl. Well supplied kitchen, no functioning ice maker, need broomThe walk to the beach was further than I had hoped. Distance to beach access isn’t bad, but once you enter, it takes awhile to access the beach. Once there, you have designated distant areas you can use, which require more walking & lugging of beach gear. There is a wagon, sand toys, & chairs, which also were not listed. Hopefully they will revise description so guests don’t pack more gear than necessary like we did. We didn’t have a network for the first 5 days. This meant no TV. For a family from Indiana, this was not good during March Madness. Not to mention, we aren’t a big TV family, and it sure would have been nice to enjoy a tv show or movie on vacation.
