The Space:
THE SKINNY: This elevated coastal luxe 3 bedroom home is situated in heart of Lincolnville, a wonderful extension of historic downtown St. Augustine. The home itself is minutes walk from the great historic attractions, restaurants and bars. You will have no choice but to allow yourself to fully escape into vacation mode. Entertain and host your group with ease with our open living floor plan and fully stocked kitchen. Lounge outdoors with a cup of coffee on the shaded front or back patio while you observe the hubbub of downtown St. Augustine's favorite residential neighborhood! Relax inside or outside, grab some gear and head out for a day on the town or grill out on our electric BBQ and light the fire pit for a cozy evening in.

THE PROXIMITY: If you are looking for a perfect spot to stay when in town for a wedding, this is it! All of the local wedding venues are within easy waking distance, within half of a mile!

ATTRACTIONS: Most of my favorite local hot spots are in this part of town are within a 5-10 minute walk of the front door! To name a few: Fish Camp, Crave, Ice Plant, Dog Rose Brewery, the views at Lake Maria Sanchez, and walking down Charlotte Street and St. George Street to take in the gorgeous turn-of-the-century homes. To the south of St. Aug is a highly popular area of Palm Coast, with nearby Marineland, a great place to indulge in outdoor fun as well as golf at The Hammock and the drop dead gorgeous preserve of Washington Oaks State Park, a must-visit! This home is also drive-able within 35 minutes best parts of prime Ponte Vedra for golf and shopping! US1 and A1A are our main commercial corridors, equipped with shopping, groceries and restaurants of all kinds. This home is less than 5 minutes from Winn Dixie grocery store.

THE SPACE: The home sleeps 6 comfortably in 3 bedrooms with 1 King bed and 2 Queen beds. The 1st floor kitchen is equipped to service your whole group and cook together for a great night in! The TV's have Live TV capability and are Smart TVs, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. Linens and towels are provided.

THE LAYOUT- This home has a solid 3/3.5 layout.
>1ST FLOOR PRIMARY BEDROOM + BATH: Boasts a King size bed and en suite bathroom with walk in shower.
>2ND FLOOR GUEST BEDROOM 1: Queen size bed with en suite bathroom with shower/tub combo.
>2ND FLOOR GUEST BEDROOM 2: Queen size bed with en suite bathroom with shower/tub combo.
>HALF BATH: On 1st floor off of the main kitchen/dining/living area in the laundry room hall.

AMENITIES: Linens and Towels Included. 4 Smart TVs with live TV and streaming apps. Propane fire pit. Electric BBQ. Patio seating. Plenty of off street parking for 4 cars. Washer and dryer. Beach gear for fun in the sun!

OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PARKING: There is plenty of off street parking in our driveway for 4 cars + 1 in the garage. The garage is included!

LAUNDRY: We offer a set of washer and dryer off of the kitchen. We provide starter laundry pods + dryer sheets, iron and ironing board and some cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just outside the door is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. Contact me for lots of insider local recommendations on what NOT to miss!

BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated 12 min from Vilano Beach! You can also drive to one of the public beach accesses in Crescent or St. Augustine Beach to park and walk on.

TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $149. This fee acts as insurance for minor damages and covers you up to a max of $1500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Guest Access:
Parking is available in the driveway and garage. Street parking in front of the home is not prohibited.

The Neighborhood:
There is so much to explore in the neighborhood!

Most of my favorite local hot spots are in this part of town and within a 5-10 minute walk of the front door! To name a few: Fish Camp, Crave, Ice Plant, Dog Rose Brewery, the views at Lake Maria Sanchez, and walking down Charlotte Street and St. George Street to take in the gorgeous turn-of-the-century homes.

Just a few minutes walk north is historic King Street, where you can explore the most beautiful college campus in all of Florida, Flagler College! Just a block away is St. George Street, which is known for it's amazing shopping and restaurants! Nearby, picturesque Aviles Street is an art-collector's dream! Also located in this area are most of St. Augustine's special event venues like The Lightner Museum, The White Room, The Treasury and The Government House. I am more than happy to give recommendations. You will have an amazing time!

Getting Around:
If you are looking to stay in the Historic Downtown areas, your two feet are just fine! If you are wanting to venture beyond, we recommend renting a car for your stay. If you prefer to travel by bicycle or would just like to rent them for fun, check out Drifters for drop off/pick up bike rentals.

Please be aware that certain vendors, such as lawn care, pool and other routine maintenance providers, may visit the property on a weekly basis. Their visits are scheduled based on weather conditions and other factors, so they do not have a fixed schedule.

Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

NOISE LEVELS: There are long term tenants living in the house behind the home you've rented. We ask you to be considerate of the tenants in the other house by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am.

LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.

Edge of Old Town

Great location- 2 blocks to Old Town yet quiet. 2 blocks to the Ice Plant (best burger in town). Great space- with 3 bedrooms and 3 full baths, there is plenty of room for everyone to have their own space. We had 2 adult kids and ourselves. There’s easily enough room for 3 couples. The kitchen was well equipped and spacious. CLEAN! The house was spotless and felt like new construction. 2 quibbles: 1) no radio, stereo, bluetooth speaker for listening to music while cooking or just hanging out. 2) some of the bathroom sinks’ faucets are too close to the back of the sink. The half bath splashed me pretty good a couple times.
