3BR Mountain Views! Family / Pet Friendly + Pool Table - 15 min to AFA

Family and Pet Friendly. A cozy house on a low traffic cul-de-sac street by the mountains, close to Colorado Springs and Denver. Less than a mile from the National Forest for great hiking / biking, 2 minutes to the quaint shops & restaurants of Historic Downtown Monument, 5 minutes from I-25, 10 minutes from the AFAcademy.

Two minutes away is Monument Lake that offers kayaking, paddleboarding, and fishing (no swimming).

The space
The culdesac is tight and does not have much room for street parking, so you'll be limited to 3 cars. We ask to please park in the driveway/garage and front of the house as much as possible.

We are flexible with number of people if additional guests wish to stay on an inflatable air mattress.

*PETS: We are Pet Friendly. There will be an extra $75 cleaning fee. Maximum 2 dogs per stay. They need to be friendly and get along with other dogs and kids. Please Note pets are allowed only on Main Floor (where the King and Twin beds are located). Not in the basement (where the lower level king bedroom and pool table is located) due to new rug. A door separates the two areas.

For everyones safety, the property has outdoor security cameras.

The house is cooled by central AC and also has heat. Please note the fireplace is not working properly and won't be able to be used during your stay.

The home has two levels:

- MAIN LEVEL: The main level includes 2 bedrooms, 1 bathroom, the kitchen, outdoor access to deck. The bedrooms include a Master with a King bed and mountain views. This adjacent room on this floor has a Twin bunk bed with a trundle that sleeps 3.

The bathroom is accessed from the hall and Master bedroom and has a bathtub.

Open Kitchen/Living: Kitchen is well stocked and includes a Keurig coffee maker, electric tea kettle, rice maker, toaster, blender, sandwich toaster. The kitchen has direct access to the outside deck where you will find a Grill outside for cooking.

The living area offers a big flat screen tv, (Wifi included, as well as Roku to log into your own viewing App Netflix or Disney).

- LOWER LEVEL: Includes 1 large Bedroom (King Bed) connected to a Bathroom.
Outside of the bedroom is the large Game/TV room and a bright area with a work desk which has direct access to the backyard. Please note the office area is not enclosed in a room with a door, it is isolated but part of the fireplace and tv/game room. The washer / dryer is also on this level.

* OUTDOORS.
The outdoor deck is directly accessed from the kitchen and partially shaded with stairs to the backyard. The patio has a gas BBQ grill. The lower floor has a walk-out basement to access the backyard too. The backyard is big and fully fenced, with trees for shade.

The backyard has a gate that accesses the Park in the back called “Dirty Woman Park”, which has a creek, playground, volleyball, basketball, soccer, and baseball fields. The park is several hundred feet from the house and noise should not be a problem.

Just down the road is the National Forest with great trails for hiking or biking, and Monument Rock is very close within the forest grounds.

The town of Monument offers shopping, great restaurants, parks, playgrounds, farmer markets. Major Grocery Stores, Walmart, and most stores are just 5 - 10 minute drive.

* DURING YOUR STAY.
Guests will have access to the entire home including the 1-car garage, minus the outdoor storage shed. We will never enter the house during your stay without your permission. Always feel free to message us with questions or concerns. We are very friendly and live 5 minutes away.

*CHECK-IN We like to greet our guests when they arrive and give them the tour of the space and property. We will try our best to be home upon check-in, if not possible, we will give you instructions on how to access on your own.
Other things to note

*No smoking inside our house or on the premises due to high fire hazard. Wood burning fireplaces or open fires are strictly prohibited.

* NO PARTIES. Moderate drinking is allowed, but "parties" are strictly prohibited. Quiet hours begin at 9pm until 8am. Family get-togethers and small holiday celebrations are welcome. Please keep parking limited to the 3 spaces in the driveway/garage.
