Stunning View, beautiful home

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Travel with 2 more families, the space ia great! The view is amazing and convenient. Wished the pool could be heated and the chairs/couches could use new covers. We ended up adding an extra night and when I asked they said they couldn't give me additional dish soap, or toiletries which was unfortunate given the amount of people and dishes we used.

Spacious and convenient.

This house has magnificent views of the ocean. It is very convenient to area amenities. Plenty of space for a large group. The pool is very small. The guest house is super nice. We did, however, see a few large bugs inside of the home. The house should be in better repair and cleaner for the price paid. Overall we had a good time.

Favorite Place

Our extended family vacations every year near Miramar beach. This year we chose this place because of the location and description of the property. The house was amazing with lots of room. The carriage house is as comfortable as the main house that has its own washer and dryer. After a day on the beach, the pool was nice place to continue to relax. There were some minor issues with a lock but it was taken care of right a way. I would recommend 100%

Wonderful stay & great location

Overall, I recommend this vacation rental. Reviewer Comments: This house was perfect for our recent family vacation. Each family member had their own private room and bathroom and the kids loved the bunkbeds! We appreciated how easily we could come and go to the beach, and the view of the ocean from the balcony was even better than pictured. The swing on the second story balcony is the perfect place to see the sunset or to read a book in the shade in the afternoon. The common areas on the first and second floor were spacious and clean, and the two ice makers were particularly helpful! This property was just as advertised and we would highly recommend to friends and family traveling to 30A!

The good and bad

The good: Great neighborhood and location House is clean and functional Beach is beautiful Good restaurants close Shopping close House is well stocked with appliances etc…. The bad: House is right next to public access so expect there to be lots of people right on top of you Sun up to Sun down. No outdoor beach stuff so bring anything you want Pool is a non factory. It never sees the sun and is in a location where it’s not really used. Overall a good place for the price just don’t expect a nice quiet beach day. It’s going to be with friends.

Perfect Location

It was my wife's 50th birthday and she wanted to stay at a beach location with 6 of her friends from high school. We had a total of 10 people, and every couple had their own private room. The Carriage House outside the main residence is so cool! Our private access to the beach as well as the location to Seaside, restaurants, etc were all very close by! The indoor pool was great as well! My one and ONLY complaint, is the availability of beach chairs and umbrellas. The house offers only 2 chairs and one umbrella for a house that sleeps 16+!!!?? This makes no sense! We ended up paying over $300 for concierge beach service for 6 more chairs and two more umbrellas for 2 days! I don't think this is a very good customer service issue and should be addressed by the management company! Overall great 5 days on the beach!!!

Overall, I do not recommend this vacation rental. Reviewer Comments: Emerald View on 30A is a lovely house in a beautiful location. It can accommodate a large family. However for the price it left a lot to be desired.-Most of the exterior doors need repaired or replaced. The door from the lower level to the pool is not at all secure, cannot be locked, and the pool alarm can be disabled which is illegal in Florida (according to the sign posted in the wall right next to the door! ) The handle on the front door fell off and there's a gap at the bottom large enough for those huge Florida roaches to crawl through.- The guest house cannot be secured because the sliding door lock doesn't work- The interior doors on 2nd & 3rd floors (bedroom and bath) are very old, antique doors that can't be locked so no privacy in bedroom or bathroom. One of them sticks so badly you have to really yank on it to open it.- The furniture, in the living room and on the main floor balcony, are badly stained. The couch on the balcony sags and they put lumpy old cushions under the cushions you sit on so it's very uncomfortable. The swing cushion is all stained from mold. With the couch by the pool, the cushion there is also stained black with mold.- The house was full of gnats, probably from the kitchen sink drain that needs to be cleaned so we were swatting gnats all week.- The rug under the dining table is in shreds and is filthy dirty.- There are two round metal side tables in the living room that are badly rusted.For the price that's charged for this house we expected better. The owners are selling this property so it seems they don't want to put any money into it, even for the most basic things like clean furniture, interior doors that lock, exterior doors that can be secured, etc.

Great for extended family

Nice Home But Too Many Needed Repairs For Price

One oven knob lites all back burners. We had to use only one burner.3. Be careful, the steps to the beach are bowed and breaking - one broken.4. 2nd floor ice maker doesn't work5. 3rd Floor Bedroom closet hook came out from dry wall - unusable6. Main upstairs bedroom bed has a ridge in it. Very uncomfortable bed.

Shower wasn’t clean, still have shaving stuff from previous renter. Main house kids bunk bed - looks like the cleaning people didn’t even do anything because my kids didn’t even want to stay in there.Utensils were all disgusting with food stains from previous renter.Broken handle in garage door. Seems like the cleaner rush through the jobOverall a great and and great location. Just really bad cleaning service

One of the Best Vacations We Have Had

Family beach vacation

Overall, I recommend this vacation rental. Reviewer Comments: The house was perfectly set up for our family - our 2 children and their spouses along with their kids, ages 9 months to 5 years. The downstairs space was theirs to use and the kitchenette and laundry area for them was perfect!. The master suite was beautiful and had a great view! Our only issue was the bed in the master was very soft and we are used to a firm mattress. The mattress on the Murphy bed in the carriage house was just right for us so we slept there several nights. The location, access to the beach, and the small pool were perfect for group. And the private boardwalk was nice. Highly recommended!

Beachfront Break

We were very excited to stay in the area and the house looks amazing online. There were several things with the house that were dysfunctional. None of the doors to the balconies would open, the locks were malfunctioning or something, so no sitting on the deck in the evening enjoying the sunset. The pool is an ice bath and slightly larger than a bathtub, so don't get excited about that. Poor exterior lighting was a struggle with kids, groceries, etc. Neither garage doors were operational as well. We had requests for 2 contractors to come to the house during the visit, and they were both intrusive in my opinion. We allowed the contactors to come but still should be scheduled when the house isn't occupied. They obviously knew the doors to the balcony were not working as that is what the contractor was looking at. I paid 7k for this location and house for the week and while it was enjoyable, we won't return. You can't ask a premium when your product is deficient. I didn't get a rebate or discount for the nonfunctional pieces that were sold in the advertisement. No, this is not a made-up story..

Property not as the description

Working with Royal Destinations was great! With any questions or issues that I had someone was very prompt in responding. In regards to the property I was disappointed. I have stayed an other Royal Destinations properties and the property was extremely clean. This was not the case with this property. The cold air returns and well as the base boards were extremely dusty. The tile surround of the shower on the lower level had not been wiped down and there was hair and dust on it. There was a paper airplane that landed on top of a picture and was never removed. It was quite dusty, so I am assuming it had been there for awhile. The home description and photos show multiple doors that lead out to the balconies and the pool. However, of the 10 doors that are there, only 3 of them opened. The rest were either zipped ties shut or part of the lock was removed and they simply did not open. This property is in much need of some TLC!

Wonderful Multifamily Getaway

Overall, I recommend this vacation rental. Reviewer Comments: We just returned from our stay at Emerald View. It is a wonderful home and suited our needs very well as multiple families with a children aged 4-12. Gorgeus beach and a short walk or bike ride to the shops/restaurant at dune allen. The included 6 adult bikes are useful, though if planning the 7 mile ride to seaside I would bring your own. The kids loved the pool which provided swim time and protection from the sun. There was only minimal traffic from the next door public beach access since it doesn’t have much nearby parking. Just run down to the beach early and stake some umbrellas to secure your spot in addition to the umbrella service (one umbrella & two chairs) included with the rental. Things to note about the property, the nicest kitchen in the lisiting is in the carriage house, which shares a space with the pulldown murphy bed. So this space is great as an on property apartment for one family, but we used the other (still nice) kitchen in the main house primarily. The main floor ice maker was not operational during our stay, but there is a nearby convience store, and of course publix is not far, to buy ice for coolers. The bottom floor nugget ice was useful though. The top floor suite is gigantic! Beautiful, peaceful views from the balcony are amazing. Wonderful bathroom with laundry attached. The only downside to the master suite is the mattress which seemed to have a ridge and valley situation. Likely easily remedied, maybe flip it over?! All of the other mattresses on the property were great. The management was responsive to all inquires, no issues with check in. We would defintely stay here again and recommend! Thank you for providing these great amenities for us to create memories! :)

Nice house

There was a dirty towel hanging on the back of one of the bathroom doors when we arrived. The pool heater wasn’t working and we booked this home so we could have a pool for the kids to swim in. The heat in the house didn’t work on the main floor. The grill didn’t heat to above 200 degrees so we had to cook steaks inside. A lot of the information wasn’t in the app like wireless password, bike lock info so we kept having to ask. The keys weren’t left so had to be dropped off. When we reached out to the staff they responded quickly. But, this is a very expensive house so I don’t expect to have to deal with these things. Everything should be working properly and all info communicated. I say this as a rental home owner. Could have been better!

The home was beautifully decorated and had wonderful views of the ocean. We enjoyed sitting out on one of the three porches. There were several problems and we were always sent back a text that sounded like an automated message. The ice maker on the main floor did not work and there was a hole in one of the steps leading out to the beach. Several of the other boards needed nailing down. We also had a problem with some roaches. The pool was really chilly and very small. I would rather not share the photos that I took to send to the manager.
