Welcome to your Breckenridge getaway — private hot tub, walk to Peak 9 and downtown!
This spacious 3BR/3BA townhome is ideally located just a 5-minute walk to Main Street and the Quicksilver Lift at Peak 9. Tucked into a quiet neighborhood of pines and aspens, you’ll enjoy mountain views, peaceful surroundings, and easy access to town, slopes, and the free shuttle.
Our 3BR/3BA unit is stocked with linens, towels, and toiletries:
• Master bedroom (sleeps 2): King bed, vaulted ceilings, 48" TV, ensuite bath with tub, rain shower, blow dryer, and toiletries
• Second bedroom (sleeps 2): King bed, streaming TV, ensuite bathroom
• Third bedroom (sleeps 4): Two sets of bunk beds, streaming TV, full bathroom in hallway
• Living area (sleeps 1): Sofa, gas fireplace, 50" Smart TV with streaming
• Kitchen: Fully stocked with cookware, Keurig, crock pot, KitchenAid mixer, Cuisinart, and everything for entertaining
• Dining: Table seats 6, wrap-around granite bar seats 3
• Outdoor: Large private deck with 6-person hot tub, mountain views, star-gazing, and grill (in driveway only)
• Extras: Full-size washer/dryer, iron, hair dryer, free Wi-Fi, desk space for remote work, radiant-heated walkway
• Parking: Detached 1-car garage + 1 driveway space (Max cars: 2)

PARKING
2 parking spaces allotted for this home. Parking is private, 1 inside the garage and 1 directly in front of the garage, blocking it. A parking pass is in the front of this book for the space outside of the garage. Return it to this welcome book at check-out to avoid a $100 replacement cost.
HOT TUB
The private hot tub is located on the deck. **Please use plastic cups when drinking in the hot tub**. Cover hot tub when not in use. Quite hours are 9pm. Hot tub towels are located in the living room, to the right of the deck sliding door.
LAUNDRY ROOM
Washer and dryer are located in basement hallway closet. You are provided with a small box of detergent (found on the washing machine or under kitchen sink). For more detergent for longer stays, you’ll need to buy your own.
FIREPLACE
On/off switch is located to the bottom right of the fireplace. For emergencies ONLY, gas turn off is a valve under the fireplace on the right side (open black trap door).
SLEEPER SOFA LINENS
Linen set can be found in the upstairs bedroom closet. Pillows and comforter are in the bedroom closet as well. (if used, leave sleeper sofa open and sheets left on for Housekeeping)
CABLE TV & STREAMING
Living room, primary bedroom and king bedroom downstairs all have Xfinity Cable TV and are equipped with a Roku device for streaming apps. Please logout of your streaming networks when checking out.
COOL AIR
There is NO air conditioning in this home. Open the windows to create a cross breeze of cool mountain air. There is a portable fan in each bedroom closet.
THERMOSTATS
There is 1 thermostat in the living room/ kitchen area, that controls forced air through the entire townhome. **Due to central heat, in this home the basement always lags and runs a few degrees cooler. There is a space heater in each basement bedroom closet (please keep space heater away from clothes and sheets)**. When checking out, set the thermostat to 70 degrees in the winter and 60 degrees in the summer.
EMERGENCIES
There is a FIRE EXTINGUISHER and FIRST AID KIT under the kitchen sink.
TALKING TRASH
You are provided with trash bags under the kitchen sink. When kitchen trash is full, please take bagged trash out to the dumpster located at the end of Village Point Dr.
LIGHT BULBS & BATTERIES
If a light or remote dies during your stay, extra light bulbs and batteries can be found above the refrigerator. If any hard-to-reach ceiling bulbs need to be changed, please contact and let us know if you need it done during your stay or after check out.
