“Where do I start…. First this property is on a street that is on a very steep and narrow hill that most taxis/ubers will not come down. My grandmother had mobility issues and it made for a HARD 3 days. Cleaning ladies were laying on the furniture at check in with trash and laundry all over. Front bedroom toilet had poop all over it. This listing is actually for 3 seperate spaces with other people living in the 3rd floor unit. This was NEVER disclosed in the listing. The couches were antique BUT……

“The house is in a quiet neighborhood and has a bright open floor plan. It is comfortable and has all the amenities listed. The private patio is very charming, but there was a heat wave during our stay, so we unfortunately could not enjoy it. There is a coffee/snack shop at the corner with fresh pastries and a very good grocery (Conad) just a 12 minute walk away. One bedroom has twin beds, so it would be ideal for families. The only issue is the location. There are no local restaurants within……

“A fantastic property, both inside and out. The outdoor dining and living area was great and well used. Pool and tennis court on superb condition. The centre of Rome was easily accessible using the punctual trains. Check-in process was so smooth and property full of the essentials that you often have to source yourself. We had a great holoday using this lovely villa as our base. We hope to return very soon!”

“We had a wonderful time at this lovely villa overlooking the Gulf of Gaeta.There was a delay in the check-in process as previous guests had not adhered to the checkout time, but we were able to busy ourselves in Sperlonga until the property was readyJust a heads up, we were a party of 10 and were expecting to have access to all of the rooms at the Villa, however, some of the bedrooms were blocked off and we did not have access to them. “This huge elegant house is a remarkable place to stay, the opposite of a bland holiday villa, it has cool marble floors & frescoes but somehow doesn’t take itself too seriously. We have 8 children between ages 2 to 16 and we were swallowed up in the massive rooms. “Simonetta’s Villa is beautiful, spacious and in a great location for a relaxing family get-away. The outdoor space is amazing - with a hot tub, ping pong table and bikes to keep our children entertained for hours. Everything we needed was within walking distance (grocery store, coffee/gelato shop, beach) which was awesome as we didn’t have to rent a vehicle to get around. The rooms within the house are also spacious and comfortable for a larger family. I would definitely recommend Simonetta’s……

“Fabulous location within walking distance of all the basics and to Trastevere/Vatican City. Plenty of room for our crew of 14 and kitchens capable of simple meals. Host (Daniela) was very accomodating and accessible. A few things to note from our stay: we were unable to get the drying function of the combined washer/dryer to work. It was chilly some nights and we could have used extra blankets. Some of the umbrellas/awnings/outdoor furniture needs replacement (normal wear & tear). Limited indoor……
