Twelve Palms Ocean Front Villa - Reimagined!

"This was my wife and I’s second trip to TCI. Staying far from Grace Bay was a big unknown when we booked, but after being there and having a rental car, it was no issue at all. When you enter the front door, the immediate view is STUNNING. The home has an easy flow right to the pool and then down the stairs to the clear blue water. The privacy was just what we needed on this trip. We also had a 2 min walk to Taylor Bay Beach which added to my liking this property so much. The “surprise” was A/C is only in bedrooms, not common areas. And given the temps in Aug, it made it a challenge at times. There are lots of fans throughout the home which helped. Since we spent most of our time between the pool and ocean, we just went into the bedroom at night to relax before bed. I would definitely come back, but maybe in Jan-Mar when the heat is a little less intense. AMAZING HOME!"

"Amazing stay at this villa. Hosts communication from the beginning was great. Upon arrival, everything was laid out well and very well stocked. The house is large and the location is incredible. The water is amazing. The sand is so soft. There were 2 bars set up about 30 feet away with many drink options and some food options. They played music all day which wasn’t bothersome. Island type music. Made for a fun atmosphere. Lots of beach goers - I can imagine in the winter months how busy it must get but you have your designated spots at the beach which is so nice. You can come and go from the house very easily. It was great having laundry. The machines were quite old but did the trick. Had some trouble with the washer but wasn’t a big deal. The dishwashers didn’t work great - 1 leaked, and the other barely cleaned. I think it was from the salt in the water. Had a very funny odour which we noticed with clothing left outside to dry as well. The pack and plays were a nice to have and didn’t need to bring ours. The one was very musty and mildew smelling but again still nice to not have to pack ours. The floors upon arrival were vacuumed but still felt a bit dirty (not mopped). Hard to keep up on I’m sure with the amount of sand tracking in and out. Tons of towels at your convenience. Lots of floaties and sand toys, and even sunscreen to use!! Grocery store was good. Location to restaurants was far but Las Brisas across the road was amazing!!! Ate from there 4 times!!"

"Great location. Beautiful villa. Very clean. Love the proximity to Taylor Bay (best beach on the planet!). The unexpected added cost of electricity (beyond the limited allotment) caught us by surprise, especially for such a hot time of the year. Would recommend staying here."

"Loved staying here! Pool was amazing and proximity to Sapodilla Bay was awesome! Kitchen had everything you needed from coffee makers to cooking supplies. Julian answered all of our questions and needs extremely promptly. Loved the outdoor shower! Everything was perfect "

"Just got back….hates to leave ! Leola was awesome helping us out by getting us a coffee grinder ( only thing that was wrong in listing- and now it’s there). She also helped us with getting so pre-stay food delivered that was great so there was no stress on arrival. Very hot time there so we used well over our allowance for electricity and tried very hard not to. Place feels brand new so could probably have a few more things in kitchen but we managed great! We took beach chairs to beach 3 times but found the umbrellas at the beach better to rent as they were big umbrellas and the breeze was substantial. Although a bit out of the main area…it was easy to drive wherever you needed. Would definitely stay here again and tell my friends."

"Great stay! Great owner! Great Hospitality on island by the entire crew. The house was fantastic for my family. The pool was great. Access to Chalk Sound was great. The kids by the end of it were calling the Kitchen building the "eating barn" and then sleeping quarters the "bedroom barn"- LOL. Sapodilla can be louder than what you imagined. Nothing the host or anyone can control by no means- just want all to be aware. Taylor Bay AMAZING - Truly. Very short drive. Access to anything really- including Grace Bay 20min. Not bad. Thanks for allowing us to stay at your quaint, safe place with our family- We loved Turks."
Tree House Atmosphere on Chalk Sound National Park

"We stayed for five nights as a family of five (kids ages 2, 8, and 10), and overall had a great experience.The location is absolutely amazing! It is literally a one-minute drive to two of the most beautiful beaches on the island — Sapodilla Bay and Taylor Bay. The backyard view is gorgeous, and we really appreciated the kayaks provided with the house. There were also beach chairs, floats, and other items left behind by previous guests, which made beach days so much easier. Bring bugs spray- mosquitoes can be quite aggressive, especially at night.The main issue during our stay was the AC in the primary bedroom. It was not working when we arrived. A portable AC unit was provided, but because of its placement, we could not fully close the window shade/cover at night, which made the room brighter and less comfortable for sleeping after long hot days at the beach. The bathroom was also extremely hot, almost like a sauna. I did contact the host, and hopefully this is a temporary issue that will be fixed for future guests (unfortunately for us it wasn’t) A couple of notes for future visitors: the house instructions mention a boa, but we never saw one, so don’t let that worry you. There are also some ants that appear in the kitchen at night even when food is put away, and we did see a few large flying roaches."
