Welcome to our beautiful Newport Beach home just steps from the sand! Our spacious three-bedroom, two-bath retreat with 1,200 sq. ft. of beachside comfort and style is located on 28th Street, this lower-level home offers a relaxing getaway and all the amenities you need for a memorable stay. Perfectly situated for both convenience and serenity, you're only a half block from the beach, two blocks from local markets, and just minutes from Newport Beach's best attractions.

From our property, you can safely walk or ride bikes anywhere on the peninsula. Conveniently located near the grocery store, 30+ restaurants & bars and the Balboa Fun Zone which are all within a 2-15 minute walk.
Spend time experiencing fun daytime adventures with The Catalina Express, Whale Watching Tours, and Sailing Adventures which all depart from the Balboa Pier. Or simply enjoy a relaxing luxury beach vacation!

Comfortable Bedrooms: The downstairs primary bedroom features a queen bed, flatscreen TV, and ceiling fan, plus easy access to a bathroom with a shower/tub combo. Upstairs, guests will find another queen bedroom and a twin bedroom, both with ceiling fans, sharing a second modern bathroom.

Amenities Galore: This property includes WiFi and cable, a in-unit washer and dryer, garage parking for one car, and a spacious carport to accommodate most vehicles, adding to your convenience.

Outdoor Adventures: For a change of scenery, explore Upper Newport Bay Nature Preserve, known for its hiking and biking trails with beautiful coastal views. Newport Harbor offers boat rentals, kayaking, and stand-up paddle-boarding for a unique way to explore the water.

IMPORTANT HOME NOTES

- This is a Du-Plex Property, the unit being advertised in this listing is Downstairs Unit (A).
- Noise from other units, neighboring homes, and beachgoers on the boardwalk should be expected.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
-(2) Designated parking spots are provided, (1) garage and (1) tandem carport located on the RIGHT.
Mid Size and compact cars recommended,
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.
