「Pros: It was clean. The bed was comfortable. It was close to the central part of town. it was nice to sit out on the porch. Cons. (for us) There are no ammenities. It is not like staying in a hotel. There is no ice machine, food, bar, etc etc. ( there was a mini fridge) We stayed in the first floor room. The sink was starting to separate from the wall. The toilet was rocky. The enamel is starting to peel off the tub. If you are looking for a very quiet, restful place, it is good.」

「Family of five who needed a place to crash 3 nights. The location is amazing. Right on the beach. Parking easy and assigned. Rooms were ok. The bathroom cabinet in room 109 was crooked and the back of it inside falling apart. Fridge worked great. View from ocean room.. so beautiful. Balcony, incredible and large. Very strict rules which I’m assuming is from past people partying. Rooms were quiet from other guests. Staff running it was helpful and great. Coffee was on first floor which was nice...

「We really loved our two nights day at Phil and Ann‘s. The rooms were clean. The air-conditioning worked great the staff was wonderful. The room was quite small but recently updated so everything was new. The beds were comfortable pillows were nice linens, spelt clean, and fresh. Love the little amenities on the property fire pits, basketball volleyball, badminton little putt putt, mini golf. We would definitely stay there again to enjoy a few days in Rhode Island.」

「Great location on the island and a very clean property. Staff is friendly, but somewhat ineffective. Our room key was not left for us as advised at the check in office had we had to go the nearby Atlantic Inn to retrieve it. Continental breakfast was similar to what you'd find at a La Quinta, nothing wrong with it but disappointing for this price point. There is a large sun terrace with a great view, unfortunately 5 of the 6 loungers were completely unusable due to broken seating. Real bummer...

「Was an okay-average stay. Room was clean and a good size. There was a lot of sand on the floor in the bathroom when we got there, which it’s on an island. The only thing that bothered me was the TV didn’t work at all, and the ceiling fan was broken. The staff didn’t really do anything about it. Other than that, a decent place to stay if you’re not looking for the bells and whistles experience.」
