Very basic, but clean and had all that was needed, hairdryer, iron, shower etc, so ok for a couple of days stay. Parking was the main issue. Could do with modernizing. Security to property and rooms good. Location was good with easy access to centre of Brighton and beach areas. Enjoyed our stay.

One night stay in Avalon
We stayed one night, accommodation was fine bed was comfortable. Room was clean. Local parking is not good
Nice location and good sized room. Room gets very warm even with the fan provided, as it gets direct sunlight in the morning. Be aware there is no reception of any kind, so you need to make sure you have been sent the building/room code and instructions to get in when you arrive. I hadn’t been emailed mine, and had to call the property phone number to get it, but the help over the phone was very nice and I got what I needed. Otherwise great room for the price.
It's a convenient location. Easy check in. Reasonable stay with reasonable price. If some hangers could be provided and check out 1 or 2 hours later would be better.

Near enough for everything & far enough to limit club noise. Simple, comfortable and once you get the door system, its no fuss.
Lovely room, bed was v comfortable. Small heater which worked well as room & bathroom were v cold when I arrived. Only complaint I have is that the keypads for the front door & the room doors are v loud, & woke me up during the night when people were coming & going in the early hours. Lots of noisy guests but that's no reflection on the hotel itself. Would stay again but would love it if those keypads weren't so noisy!
The property looked clean and presentable. The room was smaller than i expected, especially the bathroom i didnt even attempt to use the shower because it looked so cramped.
We had a little trouble accessing the property at first because the email hadnt arrived with details how to input access code etc but luckily the gentleman came by and confirmed my reservation and instructed how to use the access code reader.
The property was mostly quiet, wifi wasnt great but useable. Walking distance to where we needed to go and local cafe's. We slept very well for our 1 night stay.
It was smooth check in with instruction email. Located just in front of bus stop which is strong selling point. Good Wi-Fi connection but no normal TV signal in my room. My concern was no instruction or information about switching on or off of radiator so first night was soooo cold. Second day I found where the switch of radiator. Please show more visible this point. Also noise from neighbouring room is very loud and I can hear all conversations. Toilet cleaning stuff smell is so strong in small room. That’s my disappointment things in this accommodation.
I’ve stayed here on three occasions, each one worse than the one before and only returned due to the convenient location and low prices (at the time). The beds are uncomfortable, and the rooms were cold (small heaters are provided but these are small and noisy). You can hear every noise throughout the property and most nights I had barely any sleep, the worst night was when a couple had managed to get into the property but couldn’t access their room so we’re trying to get into my room! They had tried typing random pins as you can hear when someone is putting a code in and eventually called the helpline, as the walls are so thin I could hear the whole conversation and it turned out they had not submitted their ID to get the check-in details yet! I felt so unsafe especially as a solo traveller, when I contacted the property their response was just a template sorry and that it’s an unstaffed property. If sleeping and comfortability are not priority then staying here is fine but otherwise I would avoid. After 3 chances the only thing that’s good about this place is its location.
When I finally got in I was pleasantly surprised. The bed and bed area looked great. Very inviting.
However, the check in process and ID verification was super annoying. I also had to have a few calls from staff trying to downgrade room and say room might not be available by check in time (which it finally was in the end). Not great.
The room was freezing. Even with the small electric heater they had.
The TV didn’t work. No signal on any channels. Was very disappointing.
There was what looked like a bloody handprint stain on the wall under the TV. In fact, the whole place needs the walls washing and painting.
The noise from outside was a bit loud / annoying, but nothing you can really do about that.
The noise within the property is also noticeable. Could even hear the couple upstairs having s-x at like 2/3am.
So noise travels.
I had a pleasant enough stay, and had a lot of potential, but a few things that really detracted away from it.
I would stay again, maybe, but won’t be rushing back.

To be honest, I had a load of misgivings about this place, because I only read the reviews AFTER I booked and paid for it! The mixture of 2-stars and 5-stars made it tricky to know what to expect, and there was a lot of trepidation when we rocked up to the gaff.
Turns out it was fine. The Chekin website they encourage you to use was an absolute dumpster fire, but thankfully not necessary. We had calls prior to our visit reassuring us that it'd be fine and had an email on the day showing us the codes for the front door and the room, and they all worked.
As for the room? Very obviously not the Ritz, but we weren't paying Ritz money and expectations were in line with that. Decor, skirting boards and whatnot a lil bit tired, but hey ho.
Important stuff:
It was clean. The bed was comfy. Tea, coffee, kettle all provided (including Biscoffs, which I have only just remembered I didn't scoff... DOH)
Bathroom similarly clean, shower worked well and shampoo etc provided.
We had an absolute blast in Kemp Town and slept well afterwards.
For the money, and it wasn't a lot, absolutely no complaints and will definitely stay there again on our next visit.
The room was fantastic but we didn't get any sleep the room above us kept coming in and out of there room banging about on the floor going up and down the stairs.

WORST EXPERIENCE IN 40 years of travel. Their website was down so I couldn’t check in to this unmanned dump. The hotel didn’t answer my 10-30pm help request until 10-35am. And they refuse to offer a refund. So book this place if you want throw your money away. It could be worse — check-in might be working and then you get to stay at what every one agrees is BRIGHTON’s Worst HOTEL. I’d rather spend a night in a soggy tent made solely from Nigel Farage’s used wink-towels.
