The best way to get a hold of us during your stay is through the Airbnb app. We have a team monitoring messages, with different members handling different types of questions/requests.

University Heights is at the center of it all. One of the most desirable places for locals to live, it's within walking distance to many of the most popular restaurants in town, and no more than 5-10 minutes to everything else San Diego has to offer!

Walking distance from everything University Heights has to offer but to venture further out, there are bus stops within a few blocks. If you have a car, there is close freeway access and most points of interest are an average of 5-10 minutes away.

GENERAL
Standard check-in time is 4 PM and check-out is 10 AM. We thank you for not smoking and not bringing any pets onto the premises.

Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy.

NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at any time. Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.

OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests, including all infants and children, shall not exceed this number at all times.

SAFETY
There may be cameras present on the exterior of the property. Please see the listing for further details. Cameras must remain clear and not be tampered with or blocked in any way.

STAYS LONGER THAN 30 NIGHTS
The booking site does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens. This is charged separately for each individual cleaning.

FURNISHINGS
Moving existing furniture out of the apartment or new furniture into it without consent of the host is strictly prohibited. Moving large furniture within the apartment from one room to another is also prohibited as our housekeeper may not be able to physically move it back once you depart.

PARKING
Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking.

TRASH & RECYCLING
Use blue bins for recycling, green bins for food waste, and black bins for everything else.

INFANTS & BABIES
If our space is listed as child-friendly, it’s because we’ve had many families with infants request to stay. While we’re happy to host those groups, please note that we do not provide cribs, pack and plays, or infant bedding, so plan accordingly if needed. However, if our space is listed as not suitable for children under 12, that means we are unable to accommodate young guests for safety or comfort reasons.

COPYRIGHT INFRINGEMENT
We are pleased to provide you with internet service during your stay. By utilizing our internet connection, you agree not to download, share or otherwise use others' copyrighted content, such as movies, music, computer games or television shows without proper authorization

OTHER
We understand that accidents happen. If anything breaks during your stay (e.g., a wine glass, photo frame, vase), please let us know right away so we can clean it properly for the next guest. We generally don’t charge for small items or decor, so don’t hesitate to reach out.

We trust your stay will be a pleasant one, and we would be grateful if you would consider leaving a positive review following your visit. Should any concerns arise during your stay, we encourage you to contact us directly so we can resolve them promptly.
Please note that, in line with Airbnb’s policy prohibiting compensation in exchange for reviews, any courtesy refunds will be issued 14 days after checkout.

If a guest violates these house rules, an incident management fee of up to $500 may be charged to cover the administrative time, travel, and effort required to investigate and resolve the issue. This fee is separate from any additional costs related to damages, extra cleaning, or penalties for specific violations.

CITY REGULATIONS
The City noise limits pursuant to Municipal Code sections 59.5.0401 and 59.5.0501, and remedies available to the City to address and enforce violations, including the issuance of individual administrative citations in an amount up to $1,000 to each guest and to the host. Upon a failure to vacate by the expiration of the occupancy term, guests may be deemed trespassers and may be subject to removal by relevant authorities Pursuant to Chapter 5, Article 1, Division 10 of the Municipal Code, if the police are called to address public peace, health, safety, or general welfare issues, guests may be responsible for the cost of the police response.

Not Quite Like the Listing

The apartment was clean, and the communication with management and the check-in process were all as expected. However, the listing misled us by describing the “property grounds” with pics of some nice outdoor areas, which were not part of this property. We had anticipated outdoor green spaces, but unfortunately, there were none. The remodel was not as high-end as advertised; the walls were thin, allowing us to hear everything outside. Additionally, the AC unit, situated on the patio right outside the main bedroom, was old and noisy, making it difficult to sleep. On the positive side, the beds were comfortable.

Clean, comfortable, and quiet in central location

Very comfortable and clean. Quiet as well. Older apartment building in central location. Security with gated, coded entry downstairs. Apartment is up one flight of stairs with screen/metal outer door with lock and and solid, coded main door. Easy entry. Grocery stores within a couple of miles. Large CVS with many food items just a few blocks away - easy walking distance. Apartment on 2nd floor nicely updated, with modern and attractive finishes. Comfortable, firm king size beds and many pillows to choose from. Plenty of towels plus shampoo, conditioner and shower gel. Kitchen has all the basics for cooking/eating. We appreciated having coffee, creamer and sugar on our arrival. Also in pantry, several herbs/spices. Large dining table seats 8. TV has many streaming options, some requiring your passcode. Roku also available. Internet/wi-fi fast and easy. Host was very quick to respond to any inquiries. We'd stay here again.

Nice location, lacking amenities

Upon entering first thing was an “out of order” sign on dishwasher and two sticker signs on dryer saying not to use due to handle being broken. I will say owner was responsive and had dishwasher fixed next day, but why did I have to call in the first place. Location is nice, close to Park Blvd with restaurants, shops etc. Complex was very quiet. Kitchen had no serving/mixing bowls, food storage containers, oven dirty, 1 kitchen towel, etc. Spider webs in every window washing machine wreaks of mold/mildew smell, no mattress covers. No, I would not stay here again.

The description on this property on VRBO led me to believe this was a new property which was far from accurate. The neighborhood was marginal as we noticed people going through the trash several times and the parking space was not intended for a full sized car. The dryer was inoperable and the dishwasher leaked water even after it had been repaired. A few more towels would have been nice for a week long stay.
