About this space
Superbly positioned in East Dulwich, SE22 - A beautifully stylish and spacious four-bedroom family-friendly house, with a private garden with pool and free parking available for 2cars.

With good transport links to central London. from local East Dulwich (Zone2), Forest Hill, and West Dulwich Stations (both Zone3) all within 15 min travel distance from the house, with services to London Bridge and Victoria for Jubilee and Circle and District lines.

A perfect home away from home for 8 guests.

The space
An impressive four-bedroom house with a large private garden with pool area (May-Sept months inclusive) and private driveway for up to 2cars, located in East Dulwich.

On entering the property, the hall area leads to a spacious and stylish sitting room, with wall mounted Smart TV, for Guest use, a large comfortable sofa, a coffee table, an armchair with a reading lamp, and a log burner. From the hall is also a convenient boot room.

Along the ground floor corridor is the exceptionally large and well-presented open-plan, kitchen and dining room area. This heart of the home is complete with a large island, integrated appliances, and wooden flooring running throughout. There are double ovens, a large electric hob area, a microwave, a dishwasher, and a coffee machine. There is storage available for guest use and sleek worksurface spaces for preparing meals. This room is flooded with natural light from the 3 large skylights and the wall-length, glass slide doors, which fully open up to the delightful outside garden area to the back of the house.

On the opposite side of this space is a large wooden table with seating for 8 Guests to comfortably dine and is perfect for family meals together. There is a comfortable and vibrant sofa area with a coffee table and plants. There is a small step up to a further, cozy reception room, which is used as both a playroom and further TV and relaxation area and includes a further seating area.

The large private garden offers ample outdoor space for families and friends to enjoy a relaxing summer day or warm evening, eating al-fresco, with a patio area, with a table and seating, BBQ, and plant and vegetable areas. There is a large trampoline with net surround and at the end of the garden is a gated pool, with cover, along with an outhouse with shower room area. (Please note that this area is only available and accessible to use during warmer months May-Sept inclusive, and only when the pool water has been treated).

Back within the house and towards the front door, you will find stairs up to the first-floor landing, here guests will find the wonderful Master bedroom, with a king-size bed. This luxurious room is located at the front of the property, overlooking the street. The Master bedroom benefits from large fitted wardrobes with space for guest belongings, bedside tables, and bedside lamps and has a dressing table with a chair which can also be used as a desk area for guests choosing to work or study. The Master bedroom has an inviting, ensuite bathroom with a free-standing bath, large basin area, towel rail, WC, and spacious walk-in shower with rain shower head.

Along the bright corridor, the second bedroom is located at the rear of the house, overlooking the garden. This Double bedroom, with a double bed, is calm and relaxing. There are bedside tables with lamps, an armchair, and a chest of drawers for guest belongings.

Opposite this second bedroom is a family bathroom. This room has a well-presented, three-piece bathroom suite with a basin, WC, towel rail, and a bath with an over-bath shower. The room has the added benefit of an overbasin mirror.

Further along this first-floor landing is an additional playroom area, with a selection of toys and books. A travel cot or additional single pull-out bed could be set up in this room, upon request. Please mention if a travel cot or pull-out single bed is required at the time of booking, (please note - at least 48 hours' notice would be required to ensure the setup and bedding supply. Due to safety reasons, guests would be required to provide any travel cot bedding, including a base sheet.

At the end of this corridor is the fourth bedroom, with bunk beds. The lower-level bunk bed is a single bed and the upper bunk bed is a junior-size bed with a wooden ladder for access. Both beds have small wooden safety guards. This cosy room has a selection of children's books which can be enjoyed in the comfort of the reading chair and lamp.

Up on the next level, the second floor, is a further Double bedroom, with a double bed. Located in the loft area of the house, this room is calm and quiet. In this room is a hanging rail and some shelving units for guest belongings, one bedside table with a lamp, and an armchair. This bedroom has an en-suite shower room with a WC, basin, towel rail, and shower.

On the ground floor is a large utility room with a washing machine, tumble dryer, clothes drying rail, and Shelia-maid dryer for guest convenience.
There is also a further separate WC located on the ground floor level.

PARKING
The house also has the advantage of a private driveway with free parking for up to 2 cars. For any additional cars, there is free parking available on the street.

CLEANING AND LINEN
The house is professionally cleaned and the linen and towels are replaced with freshly laundered supplies between each stay. Each guest will receive one hand towel and one shower towel for the stay. Please note that guests will be required to bring their own pool towels (only relevant between May-Sept months).

There will be some complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel, and soap. Other items provided during your stay are a washing-up pack, toilet roll, and kitchen roll. These should last a couple of days. If more is needed, there are convenience stores on Forest Hill Road, Lordship Lane, and Wood Vale, all approximately 5 minutes walk away.

Guest access
Guests will have access to the entire home during their stay, other than 2 rooms that contain the Owner's belongings. Remote self-check-in gives flexibility for arrivals. after 4 pm. Our property management company, Pass the Keys®, is on hand to provide 24/7 guest support should you need any assistance before, during, or following your stay.

Other things to note
Please note that this is a much-loved family home and therefore contains some Owner's belongings throughout. There will still be ample storage space for Guests to use during the stay.

Please note -Check-in time is strictly after 4 pm and check-out time is strictly before 10 am.

The house is within a quiet residential road and area. Please respect our house and our neighbors by keeping the noise down. No loud noise after 10 pm. Strictly no parties!

Pool area (available May-Sept inclusive during 10 am - 7 pm) Pool area gate to be kept locked when no adults are around the pool. Please close the pool cover after use and at night. Guests are required to bring their own pool towels to use as these are unfortunately not provided.

No smoking or vaping anywhere on the property, including the outside garden area, please.

There is a log burner within the living room area, The log burner door must be kept shut once in operation. turn the handle at the bottom turn fully right for high burning, and turn fully left to close off airflow. Please supervise children at all times when the log burner is in use.

There are some bottles of alcohol in the kitchen area, behind the dining room table. If these are used we request that they be kindly replenished, thank you. Please supervise children around these bottles as they will be within reach.

Indoor shoes/slippers only, please. Please use the table mats, coasters, and heatproof mats to protect our furniture and work surfaces.

A travel cot and/or pull-out single bed can be made available within the property. Guests would need to request at the time of booking and at least 48 hours prior to arrival to ensure the travel cot or single bed can be set up. Guest will need to bring their own travel cot bedding, including base sheet due to hygiene and safety.

It would be much appreciated if guests could please water house plants once per week and the garden plants depending on the time of year and the weather.

For every stay longer than 14 days there will be linen changes required (on the 14th day, 28th day 42nd day etc).

When leaving the property please turn off all electrical and heating appliances including the ground floor underfloor heating. Please also make sure you close all windows and lock the doors, including the glass slide doors out into the garden area.

Please note there is a £100 charge for lost keys due to required lock replacement, so please be careful with them.

Additional requests
Pool area (available May-Sept) The Pool area gate is to be locked when no adults are around the pool. Please close the pool cover after use and at night. No glasses to be used by pool-plastic tumblers are available in the cupboard above the microwave. Guests can use the door chain at night-time, when inside. Kitchen patio doors do not have a key - handles need to be horizontal to open. Once closed turn the handle vertically to lock.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card.
