「So bad」

「This property was disrepair, the front door was wide open when I arrived to check-in (at midday), this despite the sign in the lobby that said "beware of thieves" yet there was no staff on hand, the lobby was dusty and garbage on the floor. I waited over an hour and nobody came. When I finally got a hold of the manager (by phone) he rudely told me they had cancelled my reservation and then hung up (he did this in Vietnamese, no English). 「My family and I decided to stay here after reading the reviews. Firstly, we don't usually stay at home stays, but thought it would be a good experience being in ninh binh. Rooms, facilities and service were adequate. The home stay is located on a small road, so cars and buses cannot access. 「Anh and the ninh binh palm homestay provided us with one of our most memorable stays in vietnam. Anh is fluent in english and more than willing to provide assistance in booking further transport or suggesting activities in the surrounding areas.
