Mountain Manor is a true luxury mountain retreat! This 5 bedroom, 3.5 bath family home is minutes from Manitou Park Recreation Area, Pike National Forest, seemingly endless OHV trails, and world class fishing. This spacious vacation rental is ideal for a large group looking to unwind and explore! You and your guests will appreciate the numerous indoor and outdoor gathering spaces with room to spread out, watch movies, play games, or sit by the fire.

This beautiful, stand-alone, custom mountain home is extremely private and is nestled on three pristine mountainside acres, only 15 minutes north of Woodland Park. Mountain Manor is conveniently located to all of the amenities of town but also has proximity to OHV trails, Manitou Park Recreational Area, Rainbow Falls, and Mountain Trout Recreational Area. This area offers numerous activities like horseback riding, popular trailheads for hiking, numerous fishing opportunities, and wildlife viewing.
The main floor features an open floorplan with a massive two-story great room and a floor-to-ceiling stone wood-burning fireplace. Other features of the room are the beautiful hardwood floor, large windows that take advantage of the views, and a smart television for entertainment.
The chef in the family will love cooking meals in the full-size well-stocked chef’s kitchen with its high-end appliances. This includes a double oven, a large pantry, an ample island with counter seating, and an open dining area. Also on the main floor is the stunning “Elk Room” master bedroom with a custom California king bed and a luxurious ensuite bathroom with an oversized walk-in closet. A full laundry is located off the kitchen as well as a half bath near the main entrance.
The open staircase leads up to a cozy sitting area as another gathering space overlooking the great room. The first bedroom at the top of the staircase contains a bunk bed with a twin, a full, and a trundle bed. Adjacent to the sitting area there are two additional bedrooms, that are separated by a large full bathroom. The “Moose” king bedroom has picture windows that take full advantage of the breathtaking views. The “Bear’s Den” queen bedroom sits on the east side of the home and overlooks the forest. There are two air mattresses for additional guests that can be set up in this sitting area if needed. Please be advised the maximum occupancy of 14 is utilizing the air mattresses and/or pack n play. The house comfortably sleeps 12 people but can sleep 14. Pack n Play is also provided.
For yet another gathering area for guests to enjoy, the finished game room in the basement has a billiards table, custom bar, and gaming/cards table! This floor features a 5th queen bedroom and full-sized bathroom.
There are multiple outdoor spaces for guests to have the benefit of the spectacular sunsets, watch the wildlife, and enjoy the privacy and picturesque setting. The front deck hosts a propane fire feature to enjoy your cup of coffee in the mornings or relax with a glass of wine after a day of enjoying the great outdoors. Overlooking the private backyard, the back patio area hosts additional seating and a BBQ grill. The basement patio accommodates a brand new 7-person hot tub.
Guests have access to all three levels of the home. Guests will have sole use of the home, but we are available if questions or concerns arise. (The garage is locked and not available for guest use as it is utilized for storage.)

Mountain Manor is open and accessible year-round. The roads are well maintained by the county and plowed after snow. Missouri Gulch Road is rather steep (>12%) so please make sure you are traveling in an appropriate 4WD or all-wheel drive vehicle, especially in the cold weather months.
AC is not common for mountain properties at this 8,000’+ elevation, since summer months are typically cool with little to no humidity. Fans are available in each bedroom.
Early check-ins and/or late check-outs may be available. Please be advised there is a fee of $35 per hour to compensate for the additional cleaning crew needed to prepare the property. Requests must be approved and paid in advance and are not always available due to time restraints.
Occasionally we may leave consumables such as condiments or snacks that may be left behind by other guests. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guest's discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
Violation of pet or smoking (inside) policy will result in a $300 minimum deep cleaning fee. Guests who fail to vacate the property at the designated checkout (initial 10-minute grace period) will be subject to a fee of $75 for every half-hour increment.
Please complete a walkthrough of the house/property before departure to ensure no valuables are left behind. Be advised we are not responsible for any items/valuables misplaced or left behind. There is a $20 fee to ship items in addition to the cost of shipping.

For your heath and safety a professional spa technician will perform weekly maintenance on the hot tub, typically on Wednesdays. We will make every effort to notify you before the technician arrives if possible. Technician will only need access to the hot tub area.
Mountain communities value their peace and quiet. Most residences and guests are here to experience the natural beauty and peacefulness our area has to offer. Please keep noise to a minimum at all times and be respectful of the neighbors. Noise that can be heard beyond the property line is prohibited at all times, especially between the quiet hours of 9pm to 8am. We are equipped with a noise monitoring system (minut) and will be notified if noise levels are above normal.
Outdoor trash: We do not want to attract wildlife like bears or predators. Please dispose of all trash in trash bins in the garage and move them to the street on Monday mornings for collection from the Waste Management Company. Also, please retrieve the bins Monday evening or after the trash has been collected.
The property is equipped with surveillance cameras at the front door, backyard corner of the garage, and on the driveway by the street for security purposes. There are no interior cameras.
No ATV/UTVs: The roads are county roads and unlicensed vehicles are illegal. You may not drive your ATVs to the nearby trails, they must be transported there.
