Please note: There are 3 steps in the garden.. Little Court is a fantastic four-bedroom, semi-detached house that has been refurbished in 2022 to a good standard along with a crisp clean modern look. Set in a residential area backing onto the Botanical Gardens and less than a 10-minute walk to the centre of St Andrews, this is a great place to come and stay.



On the ground floor you will find a large open plan living area with an impressive kitchen and central island, perfect for entertaining and celebrating special occasions. The living area leads out onto the good size garden, great for sitting out and relaxing after a day of golf and shopping, equipped with mesh dog fencing and even a warm water wash down area for your furry friend. There is a double bedroom that also leads out to the garden and a modern shower room. Head upstairs where you will find a further three large bedrooms, one of them en-suite, along with a family bathroom on the landing.



St Andrews is full of history and culture and famous for its university where Prince William and Kate met along with being the birthplace of Golf. Enjoy a round of golf on some of world’s most famous golf courses or spend the day shopping in this beautiful historic town. If the weather is nice, relax on the golden sandy beaches. Travel along the Fife coastline and you will some discover some of the most picturesque fishing villages still working today.

**Please be respectful of the neighbourhood.** This is a quiet cul-de-sac, mostly retired couples, a couple of young families, and mature-behaving students. A sincere thank you, on behalf of all neighbours!

There is a booklet in the kitchen with WiFi access codes, instructions for appliances, heating, and more.

The washer and dryer are located in the closet next to the main floor bedroom. Please feel free to use any spices, dried foods, cooking oils, etc.

**For heating:** The main floor is underfloor heating with 4 heating zones (kitchen, living, bedroom, shower room). Being underfloor, it is rather slow to change so the thermostats are set on a program that should be comfortable for most.

The upstairs has one thermostat that should be in the front bedroom. Its controls are simple up/down.
