2 Queen Bedrooms: Enjoy a restful night’s sleep in one of our two cozy, well-appointed bedrooms, each with a queen-sized bed and new mattresses..
1.5 Bathrooms: One large bathroom and a half ensuite bathroom to ensure plenty of space for everyone, whether you’re getting ready for the day or winding down in the evening.

2 Spacious Sitting Rooms: Perfect for relaxing or socializing, the two large sitting rooms offer plenty of space to unwind. One is perfect for kids and gaming nights, while the other provides a spearte area for the adults to watch a game and enjoy conversation.

Stayed here with family while attending our son's graduation. Very convenient location near the university and also close to shops. Perfect setup for our multi-generation family celebration, lots of space for a comfortable gathering. The kitchen is very well equipped, found everything we needed to cook a couple of big meals. Comfortable beds. We enjoyed the family friendly board games! Good communication with the host via text message. We had a few minor housekeeping concerns that we brought to the host's attention, he responded quickly and indicated that he will address these with his cleaners.

This house was perfect for us. We wanted to spend time together and found the house very comfortable and spacious. We cooked our meals in the well equipped kitchen and played cards in the evening. The sleeping arrangements were comfortable, and the living room allowed for good quality family time together. Ryan was very helpful and responsive to any questions. Highly recommend Ryan’s rental!

The space itself was nice and spacious, the outside of the property is a bit messy and is likely a work in progress. The living room couch was comfy, our bed was ok and our friends said there’s was sagging in the middle.We think there are multiple students living in the basement, like clockwork around 10 pm and sometimes midnight they are cooking and the smell is unidentifiable and horrific. The stench seeped into the rooms and down the hallway and was so strong and horrid it would wake us up. Then all we could here was talk talk talk talk coming from the basement with the stench seared our my noses. Our best guess is they are using old oil.Other than the stench, nice place, but we wouldn’t stay again as it made it tough to sleep and the smell was worse than you can understand reading this. The stench comes straight in through the vents in the floor.

Nice place in a great spot. Perfect to visit Victoria, everything is near. Incredible coffe shop at 5 min walk. Clean place, with space inside AND outside to chill. The owner is really easy to join and he answer really quickly. Even the couchs are comfortable. I would definitely recommand this place

The home was just as pictured. It was clean, every kitchen gadget you could wish for was stocked, and communication with the host was quick, clear, and friendly. It is listed as an entire home, however the walkout basement is rented separately. There is no indoor connection between the basement and upstairs.

The home was in a great location for our needs and was big enough for our whole family. The unit is well equipped with everything we needed for our stay. The host was very helpful and quick to respond to any questions. We will definitely stay here again when vacationing in Victoria. Thank you Ryan!

Nice Location, Plenty of Space

This property had plenty of space (stayed with my wife and 3 young kids) and is located in a nice, quiet neighborhood. The kitchen is well equipped for a rental. A little far from downtown for some, but within a few minutes' drive are plenty of restaurants, beautiful quiet beaches, and Mt. Douglas Park (nice climb and great views from the summit). If staying on a Sunday I recommend checking out the farmers market right around the corner in Lambrick Park.Only complaints would be that there were a few aspects of the property that felt unfinished (missing/loose outlet covers) and a few supplies were very low on arrival. However, Ryan was very responsive and addressed all of our concerns in a timely manner.

From the moment we walked in, we all felt very comfortable in this house. The layout was easy - just some stairs up to everything on one level. There is an ensuite powder room off the master bedroom which was perfect for the elderly family members we were travelling with. The second bedroom was also comfortable and had some fantastic books for kids. The kitchen had everything we needed. Two TVs with lots of options including in the back room which had a pull out Queen - my son did not want to leave. Comfortable couches and chairs to relax and spend time with our family. Well-placed night lights. If we had questions or issues, Ryan responded immediately. Only a few minutes away from Mt Douglas park with amazing views of the city and only 20 min drive to downtown Victoria. Groceries and other amenities also only minutes away by car.

Met our basic needs for a place to stay while we toured around the island. Assumed we would have the entire house, but the space is the upstairs and the host stayed downstairs for the first couple days of our stay. Sheets were left in the dryer, no hair dryer in the bathrooms, no coffee filters. Recommend to bring your own toiletries. The main bathroom toilet takes several minutes to refill, so be careful to give it 15-20 minutes between flushes. It was quiet neighborhood. Generally not as nice as we expected for the price. Host was friendly and responsive.

Comfortable property, but needs some attention to details

The house was as described and provided comfortable accommodation for five adults. Kitchen was well equipped. Beds were comfortable. The house is in a quiet, convenient neighbourhood. However, there were a few issues:1. When we arrived, there was only half a roll of toilet paper in the house. When we contacted Ryan about this, his response was that we should go out and buy some toilet paper and he would reimburse us. Not exactly how we wanted to spend our first evening.2. When we went to use the washing machine on the third day of our visit, we found that it was still full of wet sheets from the previous guest, and the dryer was also full of sheets.3. The recycle bin in the kitchen was full and had not been emptied from the previous guests.4. Several light bulbs were burnt out and there was a cover missing from an electrical outlet.5. We had to move some materials stored in the driveway in order to park two cars there.These were all minor inconveniences and overall the stay was comfortable, but we expected more attention to details in a house in this price range.

Loved our stay!

Our family had an amazing time! The property has so much space, very clean and in a great neighbourhood. There is a huge park only a couple minute walk away, which was great for our almost 2 year old. Communication was amazing and we will definitely be staying here again! Highly recommend!

May Weekend in Victoria

Had the entire upstairs. Place was clean, bright and roomy. Had other family in town and lots of room for visiting with them. Located on a quite street with lots of places for parking.
